Unconventional Ways To Increase The Value of a HomeWith a housing recovery taking hold, many homeowners are thinking about what they can do to increase the value of their home.  There are many traditional ways to increase the value of a home, from replacing doors to painting the exterior and interior of a home.  What many homeowners fail to consider are the unconventional ways to increase the value of a home.  While not all of the unconventional ways to increase the value of a home are suitable for all situations or even affordable for all homeowners, they should be considered by homeowners in certain circumstances to set a home apart from other homes on the market and get ahead of the competition, once the housing recovery gains steam and homes are once again in great demand.

The following are some unconventional ways to increase the value of a home:

  • Install a solar electricity generating system on a home.  While an expensive proposition, the expense can be offset by government grants and tax credits, with the ongoing economic benefit of avoiding electricity bills.  The coolness factor and utility savings, often leads to an increased home value for homes powered by solar generated electricity, which studies have shown can be up to $5,500 in increased home value per kilowatt of installed solar power.
  • Install a safe room in a home.  With increasing concerns about personal safety and extreme weather, installing a safe room that can be retreated to in the event of a home break or ahead of an approaching severe storm not only adds comfort and safety while living in a home, but also often leads to an increased home value, as future buyers may find it a safety feature worth paying additional for.
  • Turn an unused or underused room into an extra bedroom.  Adding a bedroom to a home is one of the easiest ways to increase the value of a home.  While adding a bedroom by building an addition rarely increases the value of a home enough to justify the expense, remodeling an existing room into a bedroom is relatively inexpensive and should lead to a higher home valuation, as homes are often valued based on the number bedrooms that they contain.
  • Put a fence around the backyard.  Adding a fenced in backyard to a home makes a home more attractive to futures buyers with children and/or pets, and often leads to an increased home valuation.

 

The above ideas are just some of the many unconventional ways to increase the value of a home.   Many of the unconventional ways to increase the value of a home make homes more attractive to future buyers, and can lead to higher home sale prices and faster real estate transactions.
